You receive capital gain when you sell an asset you own at a price greater than you paid for it.
The difference between the price you paid to acquire the asset and the price you sold it for, is your capital gain.
What is your investment principle? If you are more interested in buying and selling your assets to cash-in on the gains, then you are a capital gain investor. However, if you prefer a constant flow of cash (sometimes small but steady), then you are a cash flow investor.
